A vibrant, family-friendly community conveniently located 33 kilometers south of Edmonton, Leduc is a rapidly expanding city that boasts some of Alberta's most coveted real estate.

Oozing with small town charm but situated a stone’s throw from the big city, Leduc offers its residents the best of both worlds.

Some Leduc dwellers make the short commute into Edmonton to punch the clock, but many others have the luxury of living, playing, and working within city limits. A hotbed for the oil and gas industry, Leduc also plays host to a wide range of businesses in industries including healthcare, retail, manufacturing, agriculture, and financial services. The city’s Leduc Business Park alone contains nearly 1500 businesses, while the Nisku Industrial Park in the county employs more than 6,000 workers at an additional 400 businesses. The city estimates that nearly 70 percent of residents work either in Leduc proper or Leduc County – not bad for a supposed “bedroom community.” Considering Leduc does not levy business taxes, it’s no surprise the city continues to be a prime landing spot for business owners.

If you’re in the market for a humble abode that’s shiny and new, you’re in luck in Leduc. Nearly 40 percent of houses are situated in developing neighbourhoods that contain brand-new real estate. Why all the fresh sawdust and barely-dried cement? The city’s population boomed from 17,000 in 2006 to more than 27,000 by 2013, making Leduc one of Alberta’s fastest growing communities. In addition to spacious, modern real estate in master-planned communities, Leduc is home to a large number of well-established neighbourhoods (34 percent) ideal for first-time homeowners, singles, and empty nesters. The city is also home to several densely populated core neighbourhoods where the vibe is more urban and you’re more likely to find townhomes, duplexes, and condos. Whether you’re in the market for a majestic manor or a basic bungalow, you’ll find a range of suitable options in the MLS listings for Leduc.

Get your motor running, because Leduc doesn’t operate a public transit system currently. If you’re in dire need of a ride because your vehicle is inoperable, you do have several local taxicab companies at your disposal. Leduc also operates a special bus system reserved for elderly residents and those with disabilities.

Leduc is split pretty evenly among post-Y2K housing developments, established neighbourhoods from the latter part of the 20th century, and densely populated urban areas with a plethora of multi-family houses, duplexes, and townhomes.

Centrally-located neighbourhoods in Leduc include Linsford Park, the Central Business District, Telford (North and South), Alexandra Park, and Willow Park. Each of these areas consists largely of pre-1980 homes, condos, townhouses, bungalows, and duplexes. If an old-school urban vibe is your cup of tea, these neighbourhoods may suit you best. Some of the most affordable real estate in Leduc can be found in these core areas, which are particularly popular among singles and young couples.

Established neighbourhoods that include a variety of family-friendly detached dwellings include South Park (live there, but don’t kill Kenny), Lakeside Estates, Bridgeport, Caledonia Park, and Corinthia Park. These neighbourhoods feature wide streets, cul-de-sacs, and lots of trees, parks, and trails. Leduc Estates, meanwhile, is the crème-de-la-crème of neighbourhoods and boasts some of the most luxurious and prestigious homes for sale in Leduc.

And then there are the newbies. Deer Valley, Southfork, Tribute, West Haven Estates, Meadowview Park, and Windrose are master-planned communities under construction that consist of roomy, ultramodern houses. These areas are popular among both new residents and longtime locals in search of modern upgrades.

There’s a lot more to do in Leduc than sit inside your new dream home twiddling your thumbs. When the weather is nice, get out and join the many locals walking, biking, or roller-blading along the city’s 46 kilometers of paved trails. William F. Lede Park, situated beside the crystal-clear waters of Telford Lake, is the perfect place to walk, jog, picnic, bring the kids to play, or just sit back and enjoy Mother Nature at her most serene. A city that’s ideal for health-and-fitness minded Albertans, Leduc boasts a new community rec centre that includes a trio of NHL-sized ice rinks, 8 curling rinks, a fitness centre, a four-lane indoor track, and an aquatic complex. The city also features numerous golf courses, a ski hill, skate park, and a splash park under construction.

With such close proximity to Edmonton, residents of Leduc are never more than half an hour from a deluge of artistic and cultural attractions. Still, you don’t have to trek into “Festival City” to experience culture at its finest. Other attractions include the Dr. Woods House Museum (the city’s oldest home) and the Leduc No. 1 oil well, a national historic site that ushered in the Alberta oil boom in 1947.
